The Hotel units Maintenance Department includes the following three areas:

  • The undertaking of the Maintenance Department Management in the Hotel Unit or Chain of Hotel Units as an external associate.
  • The undertaking of the Maintenance Department Management in the Hotel Unit or Chain of Hotel Units as an external associate, with the existing staff, as well as the Maintenance Electromechanical and Building Facilities.
  • Providing services as an external Maintenance Consultant in the Hotel Unit or Chain of Hotel Units.

An environmentally pleasant, safe, healthy and uninterrupted use and operation of all electromechanical and building facilities of the Hotel.

In the Hotel Industry, the Maintenance Department belongs to the category of “costs” and the owner or each Director who is not an Engineer is always cautious, even negative, with the aim of increasing profit.

Regarding the amount of the costs for the Maintenance of a Hotel Unit, with our 20-year experience in the field, we can guarantee:

The steps to be followed, applying the method of Preventive Maintenance and International standards in every type of Hotel Units is the following:

Step 1:

  • Visit all areas of the facility:

Starting from the entrance, all rooms of all types, the F&B departments, the bars, public areas and continuing to all the auxiliary areas, namely kitchens, supply and storage areas, laundries and offices.

  • Advanced and detailed inspection on the premises of Electromechanical Installations, such as the engine rooms, the boiler room, the chiller plant, the engine rooms of swimming pools and water – gas and oil tanks, the fire pump stations, the water softening systems, the rainwater wells – sewage and grease collector and finally, the medium voltage substations, the electrical distribution fields, the generators, the uninterruptible operating fire detection systems, the call centers, the announcements systems, the music and television systems, etc.
  • Receiving data, such as an organization chart, procedures and communication systems by the Administration of Maintenance Department Data.
  • Receiving construction plans electronically.
  • Picking up contracts of energy cost centers such as PPC, COSMOTE, EYDAP, GAS, OIL.
  • Receiving all contracts of external associates and maintenance companies.

 

Step 2:

  • Assessment with detailed report of the status of maintenance and proposals for immediate corrective actions.
  • Initial Editing (weekly, monthly, annual) for the preventive maintenance of electromechanical and building facilities the Unit in accordance with the needs and legislation in force.
  • Creating an analytical report of energy costs.
  • Creating a complete record of any damage and work performed by the Maintenance Department upon request from the other Unit Departments.
  • Internal communication and control.

Step 3:

  • Final check and finalization of Preventive Maintenance Plan.
  • Complete Maintenance Department procedures.
  • Estimation of Annual Budget for approval and more specifically:
  1. Human resources Maintenance Department Budget.
  2. Budget of Maintenance Contracts external partners.
  • Budget of consumables.
  1. Energy cost budget.
  2. Budget of upgrading projects and amortization plan with the main objective the continuous reduction of costs.
